Do you allow pets?
Pets are residents, too! We allow two furry friends per home.
Are there any costs for pets?
$350 non-refundable pet fee; $35 month pet rent.
Is there a weight limit for my dog?
Yes! We have a maximum of 40 lbs. per pet (no more than 2 pets per unit). We welcome most dogs at

We welcome most breeds of dogs. However, due to Miami Dade County restrictions, we cannot allow pit bulls.
Do you offer on-site parking?
Yes
Garage: Our 1-2 bedroom units come with one parking space. Our 3 bedroom units come with 2 parking spaces.
Additional garage parking is available for residents for $85 a month. Motorcycle and scooter parking is an additional $15 per month.
Street: Street parking for guests and residents is available on a first-come, first-served basis at your own expense.
What lease length options are available?
We offer lease terms from 12-14 months. Please reach out to the leasing team for details.
How do I pay rent?
For your convenience, the best way to make all rent payments is via ACH through our resident portal. This is the easiest, no-hassle way to ensure your rent is paid on time. We also offer the ability to pay with Visa, MasterCard, Discover (additional fees do apply) or money order.
Are security deposits refundable?
Security deposits or holding fees are refundable when certain criteria are met. Ask the leasing team for details.
Do I need renters insurance to live here?
No. Liability coverage is not required to live at our community but is highly recommended. You can easily add coverage through any provider you choose.
Anything else I should know about signing my lease?
Per Florida law, leases ranging from 13-15 months must be signed in person, with a witness.
Do you offer lease flexibility for members of the U.S. Military?
If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).
What if I want to add a roommate to my lease?
If a new roommate moves in, they must fill out an application and qualify. Application and Administrative fees apply.
What if my roommate moves out?
If a roommate moves out, they will still be held to the lease terms until the end of the contract unless a Roommate Release Form is signed and submitted to Management. The remaining leaseholder and/or additional roommate may need to re-qualify. (Additional fee’s may apply).
Do you allow subletting?
No. We do not allow subletting of apartments. This includes, without limitation, short-term subletting or overnight stays arranged on third-party sites such as Airbnb.com, VRBO.com or other similar sites.
I’m ready to lease, what do I need?
Just yourself! Our online application makes it simple and easy. Each person 18 years of age or older who will be living in the apartment home will need to fill out an application. You may be asked for documentation of your income or identity after the application is submitted.
I’m coming for a tour, what do I need?
All you need is your photo ID and a mask, please.
What are the income requirements for living at this community?
Income must average 2.5 times the monthly rent for prospective residents
Do you allow guarantors/co-signers?
Yes. We gladly accept guarantors.
Who needs an application?
Anyone over the age of 18 years old that will be living in the apartment needs to apply. If applicable, guarantors must apply and qualify. Fees do apply.
How many people can live in an apartment?
Two people per bedroom (except children under 24 months; they are exempt from occupant counts).
Do you perform background checks on potential residents?
We process background checks on applicants 18 years of age and older. Applicants may be disqualified based on convictions depending on the offense and time frame of the conviction.
What if I have had a previous eviction?
Renters may not have any outstanding evictions within the last 24 months.
In addition, factors including negative payment history, past or current bad debts, liens, bankruptcies or judgments can disqualify an applicant. Employment verification may also be performed. We adhere to the Fair Credit Reporting Act (FCRA).
Do you comply with Fair Housing standards?
Absolutely. We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered equally without discrimination on the basis of any class protected by applicable laws.
